The Bridge Loan Program offers loans from $5 million to $50 million throughout the United States.

Purpose:

Floating-rate financing on commercial real estate

Geography:

United States

Loan Size:

$3,000,000 to $30,000,000

Property Types:

Multifamily, Industrial, Retail, Hospitality (other asset classes considered on a case-by-case basis)

Terms:

1 to 3 years, extensions negotiable

Interest Rates:

Pricing is based on transaction quality, location, and leverage Rates are typically 450-700 BPS above the SOFR

LTV:

Up to 75%

Minimum DSCR:

0.5x (with interest reserve)

Other Costs:

Generally $10,000 - $25,000, plus legal

Liability:

Recourse and non-recourse offered

Loan Fees:

Typically 1% - 2%

Prepayments:

Typically a minimum of 6 - 12 month's interest
